What we do here
Real estate is one of the four sectors where Kaelo operates as both a principal and an advisor. The Advisory practice handles acquisition diligence, holding-structure design, joint-venture documentation and exit advisory; the Investments team holds direct positions where the conviction is strong enough.
Most engagements begin at acquisition: we run the diligence, model the holding structure, and pressure-test the financing before a term sheet is signed. The work concentrates in the jurisdictions Kaelo operates from — the UAE, India and Singapore — where we hold the local relationships and read the regulatory environment first-hand rather than through a referral network.
Kaelo advises; it does not broker. Where a transaction needs a licensed broker, that work sits with a named partner under our oversight, so the advice carries no placement incentive. A representative mandate is a family office or operating company acquiring a single asset in the AED 30–300 million band, or restructuring an existing holding ahead of a generational transfer — situations where the structure chosen on day one decides the tax and liquidity outcome a decade later.
